Balneário Camboriú is poised for a record-breaking transformation with the Senna Tower, announced as the world’s tallest residential skyscraper—soaring over 500 meters above the Atlantic shore . Developed by FG Empreendimentos in collaboration with the Senna family, the project pays homage to Formula 1 legend Ayrton Senna and promises a blend of luxury living, cutting-edge engineering, and public engagement.
Monumental Investment and Approvals
With a projected investment of R$ 3 billion, Senna Tower has already secured its Environmental Implementation License (LAI), Neighborhood Impact Study (EIV) approval, and municipal permits—clearing the path for construction to begin in the second half of 2025
Unrivaled Residences
The skyscraper will house 228 ultra-luxury units, including:
- 18 “suspended mansions” spanning 420–563 m²
- 204 deluxe apartments up to 400 m²
- 4 duplex penthouses of 600 m²
- 2 mega triplex penthouses of 903 m²
Each residence will feature state-of-the-art home automation, bespoke interior finishes, and panoramic ocean views.
Pioneering Engineering
Built atop one of Brazil’s most rigid rocky outcrops, the tower will be anchored by over 700 foundation piles, each driven more than 40 meters deep into bedrock. To counteract wind sway, Senna Tower will deploy Latin America’s first Tuned Mass Damper (TMD) system in a residential setting, ensuring stability and resident comfort.

The podium will host an immersive Ayrton Senna experience, celebrating his legacy through interactive exhibits and racetrack-inspired design elements.
Timeline and Outlook
Groundbreaking is slated for late 2025, with completion expected within 10 years, targeting a delivery window of 2033–2035 . Once finished, Senna Tower will eclipse existing records in Balneário Camboriú—often dubbed the “Dubai of Brazil”—and establish Brazil as a leader in supertall residential architecture.
Environmental and Community Considerations
A recent neighborhood impact study warns that the tower’s massive height may cast shadows on the adjacent Barra Sul beach during late afternoons in summer, potentially affecting visitor experience .
